Reminders
Living in an Association-managed
neighborhood has many advantages, but it also entails responsibility on
the part of each homeowner. The primary purpose of the Association
is to protect the investment of every homeowner by enforcing the Covenants,
Conditions and Restrictions of the Association. The board of directors strives to create a pleasing
environment and to achieve this goal we have established guidelines that
need to be observed by all residents:

Any changes or additions to the house
or yard, for example: fencing, painting, additions, sheds, landscape
changes, etc., must be submitted in writing to the Homeowners
Association for approval by the Architectural Control Committee.

No fence or out building shall be
constructed or placed unless first approved by the Architectural Control
Committee. Privacy fencing must be of the shadowbox style, and may not
be painted or stained on either side of fence.

All lots must be sodded unless
otherwise given permission and approval from the Architectural Review
Committee for non-sod Florida-friendly landscaping or xeriscaping
(which we encourage as a resource-saving alternative to
sod).

Lawns must be irrigated, mowed and
edged, and free of brown spots, dry areas, insect damage and
weeds. If you are having lawn issues and are actively working to
correct them, please contact the offsite management company and inform them
of the situation and corrective action. The board of
directors is committed to maintaining high standards in our
neighborhood, but are also willing to work with you and allow adequate
time for you to correct lawn problems to avoid enforcement
actions.
- Ornamental plants and hedges must be kept healthy,
appropriately pruned, and free of mold, fungus, and pest damage. Mulch
beds must be kept mulched to the depth of 2 - 3 inches and free of weeds
and debris.
- The outside of the home and lawn must be kept free
of trash, rubbish, debris, trash receptacles, toys, excessive d�cor and
non-seasonal ornamentation.

The exterior surface of the home,
including the roof, must be kept clean, free of dirt, pine needles,
leaves, branches, mold and mildew.

Porch chairs and casual dining tables
are permitted, but front porches and lanais in view from the street must
not be used as storage areas (for example, no bicycles, gas grills, kids
toys, etc.)

Holiday d�cor such as Halloween and
Christmas decorations must be removed within two weeks following the
holiday.

Please set out trash cans and recycle
bins no earlier than 4:00 p.m on Sunday and bring them in by 8:00 p.m.
on Monday evening after trash collection.

All commercial vehicles and trucks,
campers, breitling replica sale, motor homes, boats, house trailers, or trailers
of every other description must be stored in a fully enclosed garage or
within a structure that has been architecturally approved, or an area
completely screened from view from any other lot, home or common area.

Mechanical work on any type of vehicle
or boat must be done in the garage only.

No disabled vehicle may be kept on any
lot or parked in the street for more than five days. Vehicles
which leak fluids must be kept in the garage or driveway and not on the
street while awaiting repair, with absorbent material or a metal pan
being used to contain any leaks.

Vehicles of permanent residents should
be routinely kept parked in the garage or the driveway, not in the
street.

Vehicles parked in the pool / pavilion
parking lot after 9:00 p.m. are subject to roam towing.

Please keep your garage door closed at
all times unless you are entering/exiting the garage or performing work
around your property.

The Mentone community garage sales /
yard sales are held twice yearly in the spring and fall. Please
take advantage of these community events rather than scheduling
single-family yard sales.

Pets must be leashed at all times when
outside the home or fenced yard. The owner is responsible for
picking up pet droppings.

Owners shall install draperies, blinds,
or other attractive window covers in each window facing the
street. No reflective or shiny coverings are allowed.

Homeowners who rent their property are
responsible for the conduct of their tenants, and for ensuring
compliance with the documents and bylaws of the Association.

Homeowners Association Dues payments are due the first of
January, April, July and October. - All address changes must be updated with the management company to ensure that correspondence is received appropriately.
