Welcome to the Mentone Community Homeowners Association, Inc. What is a Homeowners Association? It is a non-profit corporation, chartered under the Title XL, Chapter 720 of the Florida Statutes, which may be found here. Membership in the Association is mandatory for Mentone homeowners, and each owner becomes a member of the Association upon acquiring a home in the subdivision. The Association is governed by the Declarations of Covenants, Conditions and Restrictions (CC&R's) and operated according to the By-Laws of the corporation. Every homeowner should read the documents. If you did not receive a copy of these documents from your title company at closing, please contact the offsite management company to request a copy. Or you can access a pdf file here. The Major Responsibilities of the Association are to:
Day-to-day
management of Association business is performed by
an off-site management company
which executes the decisions of
the Mentone Board of Directors. Board members
are elected or appointed from among the membership of the
association, and are unpaid volunteers. Board meetings are open
to all homeowners and are held on the third Thursday of each month at
the pool pavilion. Meetings start at 6:30 p.m. and are normally preceeded
by a meeting of the Architectural Review Committee at 6:15 p.m. Board
members are stewards of our community who are responsible for maintaining
the commonly-owned property and facilities, making sound financial
decisions, enforcing the covenants, and planning for the future of our
community. We hope you'll find time to join us and perhaps contribute to
your community by joining a committee.
Assessment payment reminders are sent quarterly and payment is
due upon receipt. Payments not received within thirty days after the due
date shall bear interest from the due date. The Association may bring a
legal action against the owner(s), or place a lien against the property
for unpaid assessments.
Assessment revenues provide for operation and maintenance of all common area property and recreational facilities and for the professional services of our property management company. The Mentone financial data is a matter of public record and may be found here. The Mentone Architectural Review Committee enforces deed restrictions and maintains uniformity of design by approving modifications to properties in the subdivision. You may want to make improvements to your home and any changes made to the exterior of your property including major landscape changes must be approved in advance by the architectural control committee. To request approval, please access the Architectural Review Request online or contact the offsite management company to supply the necessary form. Deed Restrictions - All lots must be maintained in accordance with the Mentone Covenants, Conditions and Restrictions and with the guidelines of the Association.
